Drone documentation for commercial properties
Visual drone documentation of commercial properties across the Netherlands — roofs, façades, grounds and lots. We deliver aerial photographs and short video clips that show what is visible on the property. We do not provide a technical assessment or report: the imagery is what you, or a specialised firm, can use as a starting point for the next step.

Who we work with
Our documentation is most often commissioned by:
- Facility managers who want an annual record of the property's visible condition — a recurring file for the long-term maintenance plan.
- Property managers with multiple properties under management who need to report periodically to owners or an owners' association.
- Contractors and roofers who need a first overview of a roof for quoting or scoping, without setting up a ladder or aerial work platform.
- Owners of commercial buildings preparing for sale or valuation who want high-quality aerial photography to provide to brokers or appraisers.
- Commercial property brokers who need aerial views to convey the scale of a lot in ways ground-level photography cannot.
What we document
- Roofs — roofing membrane, drainage, skylights, roof penetrations, moss build-up, cracks or areas that warrant attention.
- Façades — pointing, cladding panels, building lines and visible damage at height.
- Grounds — lot layout, driveways, parking, EV charging infrastructure, storage zones, fencing.
- Surroundings — directly adjacent infrastructure relevant to logistics, insurance or permitting.
Per assignment we agree with you on the angles and level of detail that match your purpose.
What you receive
- Photography: 12–25 edited aerial photographs in 16:9 and 4:5 (suitable for quotes, files, websites and social).
- Video (optional): 30–60 seconds of overview or atmosphere footage.
- Delivery: within 5 working days of the flight, via secure download link.
- RAW on request: available for an additional fee, for clients with their own retoucher.
- Usage rights: specified in the quote; standard rights are unrestricted internal use and publication on your own website and social.
Outside our current scope
Our deliverables are visual documentation of visible condition. We deliver imagery — not a technical assessment, not a report, not a professional opinion.
Specific technical services require additional certification or equipment:
- Thermographic inspections — require a thermal-imaging aircraft and preferably Level 1 thermographer certification (ISO 18436-7).
- Structural or building-engineering inspections — require a SCIOS- or VKBN-certified inspector.
- Roof installation inspections (solar PV, cooling, ventilation) — require scope-specific certification, such as SCIOS Scope 12 for solar PV.
- Condition assessments under NEN 2767 — require a NEN 2767-certified inspector.
Our scope expands as we add certifications and equipment. For clients who, in addition to imagery, also need a technical assessment, we coordinate where appropriate with SCIOS- or VKBN-certified firms. The imagery we deliver is often the starting point for that kind of engagement.
Property size
We document commercial properties of up to approximately 3,000 m² in a single visit. For larger properties we split the work across multiple visits — and disclose this transparently in the quote up front.

How an assignment works
- Request — you email us the address, the purpose of the documentation and (if relevant) site-access information. You receive a quote within one working day.
- Flight planning — we check no-fly zones (around Schiphol, Eindhoven, military areas), the weather window and any local restrictions.
- Flight — operator on site, typically 30 to 90 minutes on location depending on property size.
- Editing and delivery — colour correction, selection, delivery within 5 working days.
Operating framework
We fly within Dutch and EU drone regulations:
- Registered with the RDW as a drone operator.
- A1 Open category, sub-249g aircraft.
- VLOS — visual line-of-sight.
- Maximum 120 m AGL, typically daytime.
- No flights over crowds or in restricted airspace.
- Flights are aligned with no-fly zones and local restrictions.
For exceptional operations — such as BVLOS or night flights — additional operational authorisations can be requested via the ILT. Available on request.
